The project concerned a residential and organized development with a variety of supportive uses and the provision of catering and wellness as well as entertainment / leisure services in the touristic resort of Platres, in the Troodos mountains. Project Architects for the development are Armeftis Partners, C. Christodoulou Architects & Designers.

The proposed residential development, designed to facilitate the accommodation of 321 people, comprised of two different sections – 22 residential units and a seven-storey building, housing apartment units and lofts. The supportive uses incorporated into the development included office uses, gym, spa, restaurant and parking areas, while a large area was dedicated for public green and community infrastructure.

ALA was awarded the preparation of the Environmental Impact Assessment (EIA) Study, the preparation of a Fire Hazard Action Plan, as well as a Hydrological Study for the proposed Project. The scope of the EIA Study was to assess the potential environmental impacts from the construction and operation of the proposed development, while the scope of the Hydrological Study was to examine the land, surface water and groundwater conditions and provide relevant measures so to allow for groundwater recharge to take place.

The assessment included a desk study, data collection and analysis, consultation with Competent Authorities, execution of site visits, onsite data, mapping of environmental data, flora and fauna surveys, as well as the preparation and submission of the relevant deliverables to the contracting authority.

With regards to the Fire Hazard Action Plan, the Plan comprised identification of the main potential causes of such events, measures and actions to prevent and reduce the probability of fire related events, including the potential for forest fire events, as well as a guideline for the management of fire events for different scenarios – inside and outside the development facilities and in forested areas.
