The Ayia Napa Marina project is a high-profile mixed-use waterfront development with an estimated budget of around €300 million, which comprises a variety of commercial, residential, cultural, sport and government uses, centred around a new modern marina. Project Master Planners, Architects, Marine Engineers are SmithGroup and Architect of Record is J+A Philippou architects-engineers.
ALA have acted as the Project Managers of the initial design and permitting stage of the development, while offering a broad range of planning, transport and environmental consultancy services.
Notably, in coordination with the Client, ALA liaised with the government’s Marina Management Committee as well as other Competent Authorities, coordinated project permitting activities and provided expert planning and traffic related advice to the design team, carried out the Traffic Impact Assessment Study for the project’s Master Plan and prepared the Planning Study for the New Beach Club plot.
With regards to the environmental field, the consultancy conducted the Environmental Impact Assessment (EIA) of the project’s Master Plan, which included the preparation of a wide array of specialised studies such as a Special Ecological Assessment Study, a Marine Biology Survey and significant amount of physical and numerical Coastal and Marine Modelling work by the project team.
Moreover, separate Preliminary EIAs were carried out for the main components of the development as well as a full EIA for the towers’ dewatering works which necessitated a dive survey for the identification of the best route of the subsea discharge pipeline up to a depth of 40m as well as plume dispersion modelling.
ALA also undertook the coordination/preparation of the studies stipulated by the Environmental Opinion of the project, including but not limited to the Water Monitoring Programme for the construction and operation phases, the Marina’s Waste Management Plan, and the Emergency Plan in case of extreme natural phenomena.
Furthermore, ALA has developed the Ayia Napa Marina’s Environmental Management Programme and Environmental Management System in accordance with the EU Eco-Management and Audit Scheme (EMAS) regulation.
Currently, the consultancy is involved in the administration of the project and maintains a regular presence both at the marina construction site and the sections which have entered operation, providing a full spectrum of services associated with ALA’s fields of expertise.
